Selling a Home in Connecticut: What Our 1% Listing Fee Includes

Selling your home starts with a clear plan: how to prepare it, how to present it, and how your agent will help you from the first conversation through closing. New Door Realty serves Connecticut homeowners with full-service representation and a 1% listing fee.

What is included?

Our listing service includes professional photography, professional signage, open houses, and online and social media marketing. We feature listings on major home-search portals, including Zillow and Trulia, to help buyers discover your property.

Good marketing gives buyers a clear picture of the home. Before photography, discuss which rooms and features to highlight, how to prepare the space, and how showings will fit your schedule.

What does the 1% apply to?

The 1% is our listing fee. It is not a statement of your total selling costs. Other closing costs and any agreed buyer-broker compensation are separate. Ask our team for a written explanation of the services and fees that apply to your sale.

Prepare for your first conversation

  • Share your property address, type of home and preferred timing.

  • Tell us about improvements, features and anything buyers should understand about the property.

  • Discuss your availability for photography, showings and open houses.

  • Ask how listing activity and buyer feedback will be communicated.

  • Request a personalized home value and listing-fee savings estimate.

Local information matters

Every property deserves its own review. A town name alone does not determine a home’s value. Condition, location, features and relevant comparable properties should be part of the conversation. Our Connecticut town directory links to municipal resources across the state.
