Connecticut just passed a new real estate rule — and sellers need to understand why it matters.

Agents will now have to disclose when a seller chooses to keep their home off public sites like Zillow, Realtor.com, and other major search platforms.

This is tied to private listings, also known as pocket listings.

Here’s the part sellers need to think about:

More exposure usually means more buyers. More buyers usually means more demand. More demand can lead to stronger offers.

When you limit exposure, you limit competition — and that can cost you money.

Private marketing may make sense in rare situations, but for most sellers, the goal should be simple: get the home in front of as many qualified buyers as possible.

It also raises a bigger question: are some companies trying to keep listings more internal so they can control where the business goes?
