Updated homes in desirable towns are still moving fast and often getting multiple offers.

But outdated or overpriced homes?

They’re sitting.

At the same time, mortgage rates being back in the mid-6% range has made buyers more cautious. So while sellers still have leverage in many situations, buyers have become much more selective.

The truth is, you cannot price, prep, or negotiate like every home is in the same market.

The right homes are still selling strong. The wrong ones are getting ignored.
