Unpopular opinion: rising foreclosures are not the biggest threat to housing right now.

Every time people see a headline about foreclosures increasing, they immediately think “housing crash.”

But that is not the real story.

The bigger issue is affordability.

Homeowners are getting squeezed by higher taxes, insurance, maintenance costs, utilities, and everyday expenses.

At the same time, many homeowners still have significant equity. So if they run into financial trouble, selling before foreclosure may still be an option.

The real pressure is not just buying the home.

It is the rising cost of owning it after closing.
