When sellers compare multiple offers, price is only one piece of the decision.
A buyer who is fully underwritten, has fewer contingencies, offers a flexible closing date, and presents a cleaner path to closing can sometimes beat an offer with a bigger number.
Why?
Because sellers aren’t just asking:
“Who will pay me the most?”
They’re also asking:
“Which deal is most likely to actually close?”
In a competitive Connecticut market, your goal shouldn’t just be to make the highest offer.
It should be to make the strongest offer.
